Charleston lodging splits by area more than by brand: the historic peninsula around King Street and the French Quarter is thick with boutique inns and converted mansions, South of Broad has just a handful of small historic properties, and the barrier islands — Isle of Palms, Kiawah, Seabrook, and Folly Beach — run mostly through resorts and villa rental companies rather than branded hotels. Sullivan’s Island has no hotels at all; its lodging market is entirely vacation-home rentals through the same companies serving Isle of Palms. We checked each property and rental company directly against its own site rather than a generic aggregator list.

Booking Tips for This Area
- Downtown boutique inns fill up fast. Historic Charleston has a huge concentration of small inns and converted mansions rather than big chain hotels — book well ahead for spring (Spoleto Festival) and fall weekends.
- The barrier islands run on rental companies. Kiawah, Seabrook, and much of Isle of Palms and Folly Beach lodging is villa and vacation-home rentals booked through a management company rather than a single hotel brand.
- Sullivan’s Island has zero hotels. If you want that beach town specifically, you’ll book a vacation-home rental, not a hotel room.
- Fees and policies change without notice. Every detail above was pulled from the property’s own site, but call ahead to confirm before you book, especially around Spoleto Festival (late May/early June).
Should I stay downtown or on one of the islands?
Downtown puts you within walking distance of the historic district’s sites, restaurants, and King Street shopping. The islands (Isle of Palms, Kiawah, Seabrook, Folly Beach) put you on the beach, generally a 20-40 minute drive from downtown.
Is Two Meeting Street Inn still open to the public?
No. After a $14M restoration completed in 2025, it now operates as a private, members-only accommodation for Kiawah Island Club members — it is no longer a publicly bookable hotel.
Where should I stay if I want a beach without a resort price tag?
Folly Beach has the most affordable, laid-back beach-town feel of the barrier islands, with one traditional hotel (Tides Folly Beach) and a large single-family vacation-rental market.
